History

Where We Are

Royal Trails is a rural community located in unincorporated Eustis, near Paisley and Cassia. The community is made up of one-acre or larger wooded lots and was intentionally designed to remain low-density and rural.

How Long Royal Trails Has Existed

Royal Trails is not a new development.
The community was formally platted and created in the 1970s, during Florida’s mid-20th-century rural land development era. Homes were built slowly over time, not all at once, which is why many lots remained wooded for years.

What the Land Was Used For Before Homes

Before the subdivision existed, the land that became Royal Trails was used for:
  • Hunting and outdoor recreation
  • Timber and land access
  • Travel along natural sand ridges between wetlands
  • The winding road layout you see today follows these natural ridges and historic paths rather than a modern grid.

Hunting Camps and Outdoor Use

Historic aerial imagery from the 1950s and 1960s shows:
  • Small cleared areas on high ground
  • Access paths leading to those clearings
  • These features match what were commonly seasonal hunting or recreation camps in rural Florida. At the time, such camps usually required no permits and often left no permanent records.
  • There is evidence of a lodge and regular organized outdoor use of the land is well supported.

Why the Name “Royal Trails” Matters

The name was intentional:
  • “Trails” reflects pre-existing paths and access routes
  • Roads follow terrain, not suburban street patterns
  • Large lots and wooded buffers were part of the original vision
  • Royal Trails was created to preserve a rural lifestyle, not to support dense or urban development.
