Royal Trails has changed a great deal over the past 50+ years, families, lifestyles, expectations, and even the way communities operate. Our Deed Restrictions, originally created in the 1970s, have not kept pace with those changes. After years of owner feedback, we are now at the point where updating them is both necessary and timely.
To do this work thoughtfully, a Deed Restriction Review and Revision Committee was formed consisting of twelve volunteer property owners who are not members of the Board of Directors. This committee met repeatedly to review the existing restrictions line-by-line, discuss community concerns, consider different viewpoints, and collaborate on a proposed revised set of Deed Restrictions. Updating deed restrictions is intentionally difficult. That structure is meant to protect the community by providing long-term stability and avoiding constant changes. With over 1,000 lots and a wide range of opinions, the committee understood from the start that no revision would satisfy everyone perfectly, yet the community has consistently voiced a need for modernization and clarity. The committee’s goal was simple: revise the Deed Restrictions to better reflect today’s Royal Trails while preserving what makes our community unique. Once the committee finalized the framework and language, the draft was reviewed with legal counsel to help ensure it aligns with current Florida law and avoids creating new gaps or conflicts.
